About Stonegate
Stonegate was founded in 2010 with a clear investment philosophy: identify real estate with unrealized potential and create value through disciplined acquisitions, development, thoughtful repositioning, and active management.
From the beginning, we have believed that successful real estate investing requires the ability to see beyond a property’s current condition. Sometimes that means recognizing value in an underperforming building. Other times, it means recognizing the potential of an entire location before that potential is widely understood.
Over the years, Stonegate has acquired and developed a substantial real estate portfolio, building extensive experience in distressed and value-add acquisitions, ground-up development, construction, and property and asset management.
Our portfolio and experience span multifamily, residential, and commercial real estate, with each investment guided by the same fundamental principles that have shaped the firm since its founding.

Stonegate’s approach extends beyond individual buildings.
We have invested in areas at an early stage of their transformation, acquiring and developing properties that have helped establish new residential neighborhoods and create momentum for further investment.
The Passaic Waterfront in New Jersey is an important example of this approach. Stonegate recognized the potential of the waterfront and became an early participant in its residential development, undertaking ground-up projects that helped introduce new housing and contribute to the creation of a growing waterfront neighborhood.
This reflects a core part of our investment philosophy: identifying not only where value exists today, but where people will want to live, work, and invest tomorrow.

Our investment process begins with careful analysis of the property, the site, and the surrounding market. We evaluate local supply and demand, comparable transactions, rental trends, development activity, operating performance, zoning, capital requirements, and broader economic conditions.
