Steven Gelbtuch

Steven has held various positions at large Real Estate firms such as AIG Global Real Estate Group, Arbor Realty Trust, CIBC and UBS.

Steven is the founder and CEO of Stonegate Realty LLC, a privately held Real Estate Investment Firm founded in 2010. Steven rapidly grew his portfolio into 65 buildings. Steven has more recently been involved in the redevelopment of Passaic’s waterfront area by developing many luxury apartment units to redesign the old manufacturing warehouse neighborhood. Steven oversees and directs the company’s day to day management in all aspects of the company’s operations. Stonegate’s specialty is in the ownership and development of multifamily properties in New Jersey.

At AIG, Steven directed the management of AIG’s $30 Billion Global Real Estate portfolio. Specifically, he was responsible for managing various multifamily portfolios by overseeing property management and participating in the budgeting process as well as renovation and rehabilitation plans. Steven was responsible for customizing strategic asset management plans, tracking each asset from acquisition through disposition.

At Arbor Realty Trust, Steven oversaw various aspects of Arbor’s lending operation. He was responsible for analyzing complex real estate transactions while providing in depth underwriting and due diligence reports and analyses for loan origination and acquisition. He continually monitored all property operations against each Plan. Steven utilized a concrete approach to aggressively manage and service Arbor’s real estate/mortgage portfolio with the goal of reducing risk exposure and ultimately executing successful and profitable exit strategies for the firm’s assets.

Stonegate is a firm believer in a “hands-on” approach to management backed by personal attention to detail on each and every property it owns. Being that each property is unique, we strive to better know and understand each building and strategize to add and create value to each property. Steven is responsible for directing Stonegate’s transaction and financing initiatives and continued expansion of the company’s real estate portfolio. Steven develops operating strategies to maximize the portfolio’s financial value and oversees all aspects of the company’s day-to-day operations and execution of strategies for the company’s portfolio.
